Home Remodeling & Renovation Project Sequence

Each remodeling or renovation project needs to follow a critical path. A critical path is the order in which tasks are to be started, based upon:

  • preparatory work required
  • potential to damage the finish of other tasks
  • sequence of measurement
  • order lead times
  • finishing requirements
  • ease of access....etc

 

Home Remodeling Critical Path

A typcial project path for home remodeling and renovation projects is:

  1. Concept Plan - wish lists, rough sketches, hold initial discussions with architects and contractors,
  2. Finance & Preliminary Costs - obtain preliminary financing, get ballpark estimates
  3. Obtain Permits - for both construction work permits and occupancy permits [if you intend to continue living in the house during the project]
  4. Detail Planning - design, materials, and contractors
  5. Structural Preparation - clean out debris and add rough weatherproofing to any holes
  6. Site Prepartion - secure the building site and materials. Set up any safety requirements.
  7. Project Amenities - install temporary amenities such as electrical, chem toilets, hook up utilities. If kitchens are being remodeled - set up a temporary kitchen.
  8. Basement Structure - any major structural work in basement - masonry, water problems, wooden underpinnings
  9. Main Structure Demolition - demolish walls, ceiling, floors
  10. Framing - frame structural carpentry
  11. Roof - attend to roof
  12. Weatherproofing - do weatherproofing and exterior work
  13. Interior Wall Construction - erect interior walls and curtain walls
  14. Utilities Installation - rough out heating, plumbing, electrical
  15. Preliminary Finishing - wall and finish ceiling surfaces
  16. Floor Preparation - install underlayment for finish floors install tile floors
  17. Plumbing - set plumbing and radiators, electrical
  18. Drywall - tape and stop plaster drywall
  19. Cabinetry - install cabinetry
  20. Interior Wall Finishing - paint and wallpaper
  21. Trims - replace and repair trim
  22. Flooring - finish floors
  23. Misc - complete misc. carpentry
