Each remodeling or renovation project needs to follow a critical
path. A critical path is the order in which tasks are to be started,
based upon:
- preparatory work required
- potential to damage the finish of other tasks
- sequence of measurement
- order lead times
- finishing requirements
- ease of access....etc
Home Remodeling Critical Path
A typcial project path for home remodeling and renovation projects
is:
- Concept Plan - wish lists, rough sketches,
hold initial discussions with architects and contractors,
- Finance & Preliminary Costs - obtain preliminary
financing, get ballpark estimates
- Obtain Permits - for both construction work
permits and occupancy permits [if you intend to continue living
in the house during the project]
- Detail Planning - design, materials, and contractors
- Structural Preparation - clean out debris and
add rough weatherproofing to any holes
- Site Prepartion - secure the building site
and materials. Set up any safety requirements.
- Project Amenities - install temporary amenities
such as electrical, chem toilets, hook up utilities. If kitchens
are being remodeled - set up a temporary kitchen.
- Basement Structure - any major structural work
in basement - masonry, water problems, wooden underpinnings
- Main Structure Demolition - demolish walls,
ceiling, floors
- Framing - frame structural carpentry
- Roof - attend to roof
- Weatherproofing - do weatherproofing and exterior
work
- Interior Wall Construction - erect interior
walls and curtain walls
- Utilities Installation - rough out heating,
plumbing, electrical
- Preliminary Finishing - wall and finish ceiling
surfaces
- Floor Preparation - install underlayment for
finish floors install tile floors
- Plumbing - set plumbing and radiators, electrical
- Drywall - tape and stop plaster drywall
- Cabinetry - install cabinetry
- Interior Wall Finishing - paint and wallpaper
- Trims - replace and repair trim
- Flooring - finish floors
- Misc - complete misc. carpentry
