Remodelling & Renovations Design Brief


Whether you are planning to build a new house or remodeling and renovating an existing house, a design brief is absolutely essential. It may take a bit of effort to put together but it is worth its weight in gold.

The main advantages of a design brief are:

  • It helps YOU define your ideas and joint decisions with partners.
  • It adds a sense of finality to the design stage
  • It communicates more effectively to the designer what your intentions are – often things are overlooked or mis-communicated during meetings.
  • It acts as a supplementary contractual document to the designer to ensure they deliver to your requirements.


What To Include In The Design Brief

Description

  • Location and legal description of house
  • Contact details for yourself and your builder, if already selected
  • Remodeling or Renovation Budget
  • Standard of house – basic, average, superior. This ensures you don’t overcapitalise on your investment in the location of your house
  • Description of Existing House – style, dimensions, age, condition
  • Total Dimensions – of remodelled areas and any additions to be built. Include separate areas also


Design Profile

  • About you – this is not commonly found in most design briefs but I find it so helpful. It tells the designer about the type of life you lead, the times of day you are at home, they type of activities you engage in at home, whether you entertain often, have guest to stay etc. It also helps define any additional security features you may need.
  • Location Features – any special geographic features you want to consider that impact sun, wind, water tables etc
  • Proposed Style – the style of home you want – classic, modern, beach, city apartment, loft, farmhouse
  • Design Features – a list of all the design elements you want incorporated in your new design. Include any allergies or personal affinities your family has to certain materials or finishing products.

Supplementary Documents

  • Legal description of the property – include copies of Certificate of Titles
  • Existing plans, specifications and drawings
  • Photos, magazine cutouts, sketches or any ideas you have seen that you like
